Grand Enclave II, a collection of three lots ranging from 12-15 acres, is located about 20 minutes from Winter Park, CO. Perched on a ridge above Winter Park Highlands and across from the Pole Creek Golf Community, each lot features an easy building site with long-range views of snowcapped peaks including Rocky Mountain National Park, the Indian Peaks Wilderness area, and the Fraser River Valley.
The developers paid careful attention to the topography and unique features of the land, and have placed each building envelope in a private setting with dramatic views. The land has a diverse topography with a flat to rolling upper acreage, with the land increasing in grade on the backside opening the lot for long-range views. In comparison to other lesser quality parcels of land in the area, each one of these lots has acreage down the slope ensuring rear views and privacy. Grand Enclave II also borders two greenbelt areas and will have connections to neighborhood trails.
The vegetation of the land is primarily composed of lodge pole pines, with some aspen groves and rock outcroppings lending some diversity and color. The developers have initiated a forest management and wildfire mitigation plan, which includes extensive thinning of lodgepole pine trees in the building envelopes. This will occur during the winter of 06/07, lessening the pine beetle threat and opening the undergrowth for a new generation of trees.
The final plat for these three lots was approved in December, 2006 by Grand County. This final plat included approvals from all county departments and made for legal building sites and access. County maintained roads access the edge of property with a private road on-site only to be used by these three lots. Underground electric and phone utilities will be installed in this road, making for easy hookup for future lot owners. Road development and improvements to be completed summer 2007, with funds for such improvements secured by Grand County through the platting process. Well permits are in place for future owners.
